Revenue on a home you weren't going to manage.
Most referrals pay $5,000+ over two years. Our fee moves with what the home earns, so your share moves with it.
And it's revenue on a home you weren't going to manage anyway - with no tenant, no turn, and no maintenance calls.

Total management revenue means the management fees we collect on the home.
It runs both ways.
- Owners who want to use the home part of the year, which a 12 month lease makes impossible
- Second homes and resort properties where nightly beats monthly
- Owners asking you about short term when it isn't what you do
- Homes we turn down that would do fine on a lease
- Owners who decide they'd rather have steady income than seasonal upside
- Short term owners who are done with the volatility
What the owner gets.
Josh has owned and run short term rentals for years, coastal and mountain, and still does.
- Honest projections before we take it - as it sits today and with the gaps closed
- Ready to rent in 30 to 60 days from empty. Someone from our team stays in the home first
- One local manager who knows the home and stays responsible for it
- Guests screened on every booking - no parties, no events
- Every turnover checked for items damaged and missing
- Owner money in a trust account with its own sub-ledger - never pooled
- Paid by ACH on the 10th, with a monthly performance report
- Their own nights uncapped. No blackout dates, no night fees
Your book is your book.
- We don't approach homes you manage. Not for short term, not for anything else.
- If an owner you sent us wants a lease instead, we tell them to call you. Including years later.
- We're short term only. We don't offer long term management, and we're not building toward it.
Three steps, and one of them is yours.
Introduce us. An email with the owner copied is enough.
We research the property, walk it, and show the owner what it can earn as-is and improved.
If they sign, your company is paid monthly as we collect, for two full years.
One thing to know, the collection of homes we manage is selective. If we pass on a home you send us we'll tell you why - and if it belongs on a lease, it goes straight back to you.
What we can take.
Worth knowing before you spend a call on it. If we pass, you'll hear that week with the reason.
- Homes with the potential to earn $75,000 a year
- Park City, Deer Valley, Heber Valley, and Midway, plus select homes in Salt Lake, Utah, Summit, Davis, and Weber counties
- Short term rental permitted, or permittable - we'll check the city and the HOA
- Send it anyway if you're not sure. Checking is free and it takes us a day
You won't have to chase us.
Most programs go quiet after intake. Here's the schedule you're on instead.
