We'll underwrite the property for your buyer.

Send us any property you're showing, or any past client already renting one out, and we'll give you a full report - comps from the homes it would actually compete with, projected revenue, occupancy and ADR, and a pro forma they can hand their accountant. No cost, and no obligation to use us.

Most managers hand a buyer a forecast built to win the management contract. Then the owner spends the first year wondering what happened, and remembering who recommended it. We give your buyer the number we'd be willing to manage against.
02 — After the sale

The home you sold starts sending you buyers.

Every guest who stays in that home just spent a week deciding they love this market. Some of them start wondering what it would take to own one.

Every home we manage carries its agent of record. The house manual in the home, and the quarterly newsletter we send to every past guest, carry your photo, your name, your brokerage, and your contact information as the local expert. That's how we run the homes. It isn't something you have to earn.

03 — The residual

You'll receive a share of the management fees for two years.

Your brokerage is paid every month for two full years. As the home earns more, so do you - most referrals pay $5,000+ over two years.

A buyer mid-transaction

Someone weighing a second home who needs to know what it earns before they commit. We underwrite it, join the buyer conversation if it helps, and hand them numbers they can plan around.

A past client who already owns

One of your past clients renting their home out already, self-managing or unhappy with their current manager. We'll show them what the home should be earning against what it is. We usually find a path to help them make more money.

Total management revenue means the management fees we collect on the home. Paid through your broker, so nothing about this creates a license problem for you.

When they sell

When an owner decides to sell, the referral comes straight back to you, and we request a CMA from you.

In every house manual

Your photo, name, brokerage and contact sit in the house manual of every home we manage, so guests who fall for the market reach you.

When they buy again

When an owner wants to add a property, we point them to you and let you know.

Before you send it

We work best with

  • Homes with the potential to earn $75,000 a year
  • Park City, Deer Valley, Heber Valley, and Midway, plus select homes in Salt Lake, Utah, Summit, Davis, and Weber counties
  • Short term rental permitted, or permittable - we'll check the city and the HOA for you
  • Send it anyway if you're not sure. Checking is free and it takes us a day
The boundary that matters

  • You stay the agent. We're a management company. The moment your client starts talking about selling, we request a CMA from you.
Two ways to start

Request an analysis, or register a referral.

The analysis is free and it doesn't commit anyone to anything. Register a referral when there's an owner we should be talking to - that's the one that starts the clock on your fee.

After you send it

You won't have to chase us.

Most programs go quiet after intake. Here's the schedule you're on instead.

Within 1 business day
We confirm we have it. You get the registration date in writing, so there's a record on both sides.
Within three days
We've researched the property and reached out to the owner. You're copied, unless you asked us to come back to you first.
After the walkthrough
You hear what we found. Whether we're moving forward, and if not, why - including what the home would need.
If they sign
You get the start date and when your first payment lands. No wondering where it stands.
Every month after
A statement. What we collected on the home, your share, what we paid you, and how many months are left. For two full years.
If we pass
You hear that week, with the reason. The owner is yours and always was.
In writing

In writing, before the first referral.

These go in the referral agreement. They're not a posture on a web page.

  • We credit the first partner to register an owner. Timestamped, and we'll show you the record if it ever comes up.
  • We don't approach homes another partner manages. If you're a property manager, your book is your book.
  • We're short term only. If an owner you sent us wants a long term lease instead, we tell them to call you - including years later.
  • Payment doesn't depend on you staying in touch. Two years is two years, whether we talk again or not.
